BOUNDARY SURVEYS in Iowa, Minnesota, North Dakota and Wisconsin are based on the Public Land Survey System. Your property is referenced to the PLSS by Section, Township and Range designations which uniquely identify the location of your property. The original government surveys of this area established the system we still use. Most rural parcels and many parcels in incorporated areas are still described by metes and bounds descriptions which reference the Section, Township and Range in which the property lies. Even modern platted subdivisions are based on the PLSS.
Today most boundary surveys are retracements of established boundaries. In providing a boundary survey Healy Land Surveying will recover existing corner monuments or place new monuments in the ground. All corners will be marked by a lath to assist the landowner in finding the monument which will often be buried beneath the surface and a Map of Survey is provided.
LOT SURVEYS are similar to boundary surveys but are generally done on smaller tracts of land, most lot surveys are done on lots platted in a subdivision. Lot corners will be marked and a Map of Survey is provided showing the improvements of the property in relation to lot lines.
