ALTA/NSPS LAND TITLE SURVEYS are comprehensive boundary surveys in accordance to the current Minimum Standard Detail Requirements for ALTA/NSPS Land Title Survey set forth by the American Land Title Association in conjunction with the National Society of Professional Surveyors. Commonly called "ALTA Surveys" they are usually ordered for commercial or industrial properties for the benefit of the owner as well as their lenders and title insurance companies. The surveyor will typically certify the drawing to the owner, lender, title insurance company and others with an interest in the property as specified by the client. An ALTA Survey will commonly include all site improvements, easements, rights-of-way, zoning restrictions and other encumbrances that affect the property. The ALTA Survey is based on a title commitment which is provided by the client. Table A of the standards have optional items that can be included on the survey. The surveyor and client will agree to which of theses items will be included at the time a quote is provided. The current standards were updated in February 2021. A copy can be downloaded here.
